Hedge investor Jeffrey Feinberg recently paid $44 million for a massive 54,885-square-foot estate, surpassing the property’s $43 million asking price in an off-market transaction. Why is it worth the extra money? To start, the house features an abundance of amenities, especially for those who enjoy sports, such as a pool and spa, a three-hole putting green, and a half basketball court. It’s also the most recent creation of nearby developer Ramtin Ray Nosrati of Huntington Estate Properties, who included a rooftop garden with cannabis plants as one of his trademark features.
Nosrati tells Robb Report, “The moment you go and enter this beauty, you feel like you’re on vacation.”
The house is located in Brentwood on a private 1.2-acre lot with views of the neighboring Getty Museum; it’s a very elite area. The property has a driveway that goes to the basement as well as a guest home for guests.

The interior of the mansion features large glass walls that are typical of modern California design, and a fairly open floor plan. The dining room features views of the kitchen through a double-sided, 1,000-gallon aquarium, while the great room boasts 26-foot ceilings. The cactus garden and live wall of plants and succulents at the foot of the steps are two more examples of these more organic features.
Above the open-concept kitchen is a second, more private chef’s kitchen with an exterior entrance, perfect for larger parties. It even has a walk-in refrigerator of its own that appears to have been taken from a busy restaurant.

Every living and eating area on the first floor has a view of the front lawn, which features an infinity pool and a sitting area, because the walls are entirely made of glass. With its own pizza oven, barbeque, and LED TV, the outdoor kitchen is a great place to prepare meals.
The majority of the high-end features are found below, beginning with the Rolls-Royce Theater, also known as the screening room. The name comes from Nosrati’s explanation that the small lights in the ceiling are based on the fiber-optic lighting found in a Rolls-Royce.

A “all-sports simulator room” is available for players where they may digitally play sports like golf at courses all around the world. The indoor spa next door features a hot tub that can be turned into a chilly plunge pool, as well as a pool with jets that create a current you can swim against for an effective workout. Due to the home’s complete automation, water may be made to fall from the ceiling on demand, simulating a cascade. After a hard day of lifting weights, relax in the dual massage rooms.
Nosrati refers to the main game area as the “fun cave” since it has a video wall with nine TVs that can all be set to show different programs or the same channel. Adjacent to it is a barbershop section where you can get a haircut (being right next to the bar could lead to a few bad haircuts) and a 10-car auto gallery where partygoers can view the owner’s collection while having a good time.

Outside is the “legends” half-basketball court, which is inspired by Kobe Bryant and prominently features his purple-and-gold Lakers jersey colors and his jersey number, 24. Other big-name stars of the sport are emblazoned on the borders, including Shaquille O’Neal, Michael Jordan, LeBron James and more. Since it’s on a floating deck, athletes can take in views of the whole city while they shoot hoops.
The home has not one but three decks. Two are on the second level—one for lounging, the other for playing yet more golf, as it’s a three-hole putting green. The final space is a roof deck, which features a garden with six cannabis plants. “I believe this is going to be the future,” says Nosrati. “You see a lot of wine cellars and different things in the home—this is where you grow your own cannabis.” According to The Wall Street Journal, Feinberg opted to replace the buds with carrots and cucumbers before finalizing the deal.

Finally, the primary bedroom has dual walk-in closets and bathrooms, as well as a private balcony, where you can enjoy views of the grounds below. The only downside to the property, of course, is that it’s no longer up for grabs.
